Local quirks

  • Coastal properties in Palm Beach, Jupiter, and Boca Raton carry significantly higher windstorm and flood premiums — factor insurance into total carrying cost.
  • Many western communities (Wellington, Royal Palm Beach, western Boca) have CDD or special district assessments on top of county millage.
  • West Palm Beach city limits add municipal millage; unincorporated Palm Beach County is typically lower.
  • Second-home and investor buyers are common here; non-homestead properties do not get the $50,000 exemption or Save Our Homes cap.
