  • Many Parrish and Lakewood Ranch master-plans carry CDD assessments on top of ad-valorem taxes — confirm the annual CDD line on the closing statement.
  • Unincorporated Parrish generally has lower combined millage than the city of Bradenton.
  • Snowbird / second-home buyers do NOT qualify for Homestead — budget the non-homestead 10% cap instead.
